Tannerie Wood is a townhouse community located in Upper Dublin Township.  Our community has 132 homes of various sizes, from single-story homes with two bedrooms to multi-story homes with four bedrooms.

Tannerie Wood is different from a condominium.  Each homeowner is responsible for maintaining his or her own home.  This is a unique advantage:  Homeowners do not pay steep condo fees and are free to use their creativity to landscape their property.  Property sizes vary, but are all quite manageable in size while still leaving plenty of opportunity for those who like to garden.

Our homes are deceptively large.  Though they can look compact from the outside, when you get inside you find that their well-designed interiors are very spacious.  Most have garages, breakfast areas, balconies or decks, finished basements, and a plentiful supply of bathrooms.

Every homeowner is automatically a member of the Tannerie Wood Homeowners Association.  The Homeowners Association is responsible for maintaining the common areas (which include the community entrance, the cul-de-sacs, the drainage basin, etc.) and for ensuring that all homeowners properly maintain their property and home exterior.  These responsibilities are delegated to homeowner volunteers who are elected to the board of directors, and to other volunteers who assist the board, as well as to our management company, Felte Real Estate.

Tannerie Wood homes were built between 1977 and 1986.  The homes are in very good condition and the neighborhood is very well presented.  This is partly thanks to the board of directors, which has tirelessly worked to ensure that the community continues to look great.  You'll immediately understand and appreciate this benefit if you've ever lived next to a neighbor who didn't take care of his property.

Tannerie Wood is located in the Upper Dublin School District, and we are very proud of our schools.  Our high school students are routinely among the highest in the area in SAT scores.  See other Points of Pride for the school district.

Upper Dublin Township is a great place to live.  The township has a very extensive park system (you have to check out Mondauk Common if you're in the neighborhood), and has been given a Philadelphia Sustainability Award for its programs to preserve open space.  The township regularly organizes a number of community activities for both fun and education.

We are located minutes away from the Pennsylvania Turnpike, so residents can reach most popular Philadelphia-area destinations quite easily.  But there's no need to go far:  There's always something to do in nearby Ambler.  And Temple University Ambler is literally a stone's throw away.
