March 5, 2010: Notice to Homeowners

As of March 5, 2010, Adobe Property Management and Chris Port no longer represent the Tannerie Wood Homeowners Association.  We wish Chris luck in her future endeavors.

If you need to contact the Association, you can write to P.O. Box 932, Fort Washington, PA 19034; email the Board (see Contact page); or call 215-646-1107 and leave a message.  You can expect a return call promptly.

We will be working over the next several months to re-define our management team, and we welcome any input you have to this effort.  If possible, please send your input to the Board in an email or letter, which will help us to keep track of your suggestions.

We thank you for your support and patience as we transition coverage, and assure you that we will do everything possible to minimize the impact of this transition on our homeowners.

December 2008: Property Tax/Rent Rebate Program

This is from State Representative Rick Taylor's office (12/16/08):

The deadline to apply for the state's 2007 Property Tax/Rent Rebate Program has been extended to the end of the year.

The Property Tax/Rent Rebate Program provides rebates on the previous year's property taxes or rent to income-eligible residents who are 65 or older, 50 or older and widowed, and 18 or older with a permanent disability.

The income limit for homeowners is $35,000; for renters, $15,000. Applicants only have to count half of any Social Security or federal railroad retirement Tier 1 benefits when calculating their income.

The maximum rebate is $650.  This year, however, many senior citizens could qualify for a much larger rebate.  Senior homeowners who are eligible for the Property Tax/Rent Rebate Program and whose income is less than $30,000 will receive an additional 50 percent rebate if the property taxes they paid in 2007 were at least 15 percent of their income.

Please contact me (Rick Taylor) for more information, applications for the Property Tax/Rent Rebate Program or application assistance.  My phone number is (215) 441-1030.

October 2007: How to Activate Your RecycleBank Account

By now, Tannerie Wood residents should have received an introductory mailing for the new Upper Dublin recycling program.  Activate your RecycleBank account by calling 1-888-727-2978, or by visiting www.RecycleBank.com, using the account number provided in the mailing.  If you visit the RecycleBank website, you can activate your account by clicking on "First Time Login, Click Here" in the top right-hand corner of their website.

Also, every Tannerie Wood resident has received a special recycling bin that will enable recycled material to be weighed during collection.  Several different bin sizes are available – contact Upper Dublin if you need a different size.

For more information, have a look at Upper Dublin's description, or go to www.RecycleBank.com.

August 2007: Bub Farm Construction Project Across Susquehanna Road

Upper Dublin Township recently began construction on the "Bub Farm" tract across Susquehanna Road from Tannerie Wood.  The tract will feature two large, lighted playing fields with artificial turf, abutting right up against Susquehanna Road.  They plan is to use the fields quite intensively (virtually every day of the year), even after sunset.

See our Bub Farm Project page for more details.

June 12, 2007: New Tannerie Wood Sign Installed!

The new Tannerie Wood sign has been installed and it looks great!

The old sign, made of solid wood, had been deteriorating in recent years.  The new sign was designed to match the original, except that it is made of metal.  With annual waxing it should last a very long time.

The project was a team effort.  Fred Rosen measured and diagramed the old sign to make sure we got a good match.  Carole Witt, Nancy Bunch, Maria Rosen and Fred Rosen combined to put a lot of time into getting quotes and looking at choices, including the possibility of using a new design.  In the end, we got the best of all worlds:  Our new sign is the best looking of all the signs reviewed, and is also the least expensive.

January 2005: Thanks, Maria!

When we organized the Annual Meeting in October, we had plans to make a presentation to Maria Rosen for her many years of service on the Board. Unfortunately, Maria took sick that evening and ended up in the hospital, therefore, the presentation never took place.

Recently several members of the 2004 Board took Maria out to lunch and made that presentation (which, by the way, was a lovely inscribed Waterford vase).

Maria has lived in Tannerie Wood for over 19 years and has been on the Board for 13 years. She has always put Tannerie Wood high on her priority list and has worked much harder than most homeowners know. She not only cares about the community, she cares about the homeowners.

Maria's health has dictated that she seriously slow down. And, Maria, we are all going to be your watchdog and make sure you do!

Please join the 2005 Board of Directors in thanking Maria for her unending energy and work for the Homeowners Association. It is deeply appreciated.
